Manipal Health Enterprises, backed by Temasek and TPG, has completed a significant acquisition of a hospital property in Andheri East, Mumbai, for ₹495 crore. This transaction is one of the largest in the Indian healthcare real estate sector this year, with the total deal value reaching ₹908 crore. The acquired property includes a 0.19-acre land parcel and an operational hospital building covering nearly 2.22 lakh square feet. The first part of this transaction was finalized in 2024 for ₹413 crore. The acquisition was made from a consortium of sellers, including Khubchandani Hospitals and Perfect Realty, and attracted a stamp duty of ₹29.22 crore. This move reflects the growing interest among healthcare operators in securing strategic assets in urban centers like Mumbai, where there is a pressing need for expanded healthcare infrastructure. Manipal Health has been actively increasing its presence in major cities through various strategies, including acquisitions and expansions, now operating 37 hospitals across 19 cities with a capacity of over 10,500 beds.
