The UP Housing Development Board has announced a significant increase in plot rates in Lucknow, with adjustments of up to ₹6,500 per square metre effective from April 1, 2026. Deputy housing commissioner Chandan Patel confirmed that the increases apply to the Avadh Vihar, Vrindavan, and Amrapali schemes, which are the only available Housing Board projects in the city. For instance, in the Vrindavan Scheme No. 4, prices have surged from ₹37,000 to ₹43,500 per square metre, while Avadh Vihar rates increased from ₹38,000 to ₹41,500 per square metre. The changes follow a meeting on April 29 and align with a new land-pricing policy that prevents Housing Board land prices from exceeding district circle rates. Additionally, the Deen Dayalpuram Scheme in Takrohi experienced a notable rise from ₹17,000 to ₹29,000 per square metre. Analysts suggest that these increases could adversely affect middle-income families looking to purchase residential plots, as land costs are a significant portion of overall housing expenses. Despite the rising land values, flat prices remain unchanged, indicating a cautious approach by authorities regarding demand in the apartment market.
