The National Real Estate Development Council (NAREDCO) has proposed significant changes to the Delhi Development Authority's Transit-Oriented Development (TOD) policy. This policy promotes high-density, mixed-use development within a 500-metre radius of Metro and Regional Rapid Transit System (RRTS) corridors, covering approximately 207 square kilometres. NAREDCO's President, Harsh Vardhan Bansal, argues that relaxing restrictions on apartment sizes, pricing, and mandatory commercial space is essential for encouraging residential and commercial development in the capital. Currently, the policy mandates that 65% of the total permissible Floor Area Ratio (FAR) be allocated for residential use, with units capped at 100 square metres to facilitate affordable housing. Experts, including Anand Kumar, Chairperson of Delhi's Real Estate Regulatory Authority (RERA), highlight that TOD is about creating efficient urban ecosystems where planning and infrastructure evolve together. The proposed changes aim to enhance the viability of redevelopment and reduce infrastructure stress, ultimately contributing to more organized and sustainable urban districts in Delhi.
