Boston Scientific has signed a long-term lease for 130,682 sq ft of office space in Wakad, Pune, India, to establish its global capability centre (GCC). This lease, effective from April 1, spans nearly 9.5 years with a monthly rental of around ₹86.58 lakh (approximately $105,000 USD) at a rate of ₹66.25 per sq ft. The lease includes a 15% rental escalation every three years and an option to lease an additional floor until March 2027, indicating potential for future expansion. Pune's favorable leasing conditions, including lower occupancy costs compared to cities like Bengaluru and Mumbai, have made it a preferred location for multinational firms. The demand for office space in Pune is driven by global capability centres, which have become increasingly important in India's office market, reflecting a trend of multinational companies expanding their operations in the country despite global economic uncertainties. Experts predict that demand from GCCs will continue to be a key growth factor in the coming years.
