Lodha Developers, a prominent real estate firm in India, has announced plans to develop 1 gigawatt (GW) of data centre capacity in Palava, near Mumbai, with an investment of ₹10,000-11,000 crore (approximately $1.2 billion USD). This initiative is part of a broader strategy to enhance its digital infrastructure, leveraging nearly 100 acres of its 400-acre data centre park. The funding will primarily come from the monetization of remaining land parcels, which are projected to reach a value of ₹70 crore per acre over the coming years. Lodha has already secured partnerships with major operators, including Amazon Web Services and STT Global Data Centres. In addition to this, the company signed a memorandum of understanding (MoU) with the Maharashtra government to invest ₹1 trillion (approximately $12 billion USD) for a larger 2.5 GW data centre park. Despite achieving ₹20,530 crore in pre-sales for FY26, the company faced a slight shortfall due to external geopolitical factors affecting sales from non-resident Indians (NRIs) in the Middle East. Furthermore, construction costs are anticipated to rise by 3-5% due to the crisis in the region, impacting materials reliant on gas. Lodha aims to significantly boost its rental income over the next six years, with a launch pipeline for FY27 estimated at ₹21,800 crore (approximately $2.6 billion USD) in gross development value (GDV).
