Alt Capital has announced the launch of the AltCap Yield Fund III (AYF III), aiming to raise ₹1,000 crore (approximately $120 million USD) for investments in India's thriving commercial real estate sector. The fund, in partnership with FundsIndia Private Wealth, includes a green shoe option of ₹200 crore. AYF III will focus on stable, income-generating assets, specifically pre-leased Grade A and A+ office and warehousing properties, avoiding the risks associated with greenfield developments. With a target internal rate of return (IRR) of 16-18% over a 4-5 year period, the fund is backed by a robust pipeline of opportunities worth nearly ₹2,520 crore across key markets like Bengaluru, the National Capital Region (NCR), and Pune. Previous funds, AYF I and AYF II, have demonstrated strong performance, with yields of 8.6% and 8.2%, respectively. Alt Capital's leadership team brings extensive experience from Blackstone Group, enhancing investor confidence in the fund's disciplined investment approach. The fund primarily targets institutional investors, high-net-worth individuals (HNIs), and family offices, offering them a chance to participate in India's evolving commercial real estate landscape.
