Embassy Real Estate Investment Trust (REIT) reported a robust 13% year-on-year increase in revenue, reaching ₹4,582 crore for FY2026, alongside a 15% rise in net operating income to ₹3,760 crore. The REIT successfully leased 6.4 million sq ft across 86 deals, driven by strong demand from global companies, particularly in Chennai, which accounted for a significant portion of the leasing activity. The leasing included 4 million sq ft of new leases, 1.5 million sq ft of renewals, and 0.9 million sq ft of pre-leases. The portfolio's occupancy improved by 300 basis points to 94%. The company also announced a distribution of ₹616 crore or ₹6.50 per unit for Q4 FY2026, bringing the total distribution for the fiscal year to ₹2,396 crore or ₹25.28 per unit. Looking ahead, Embassy REIT is optimistic about sustaining double-digit growth in distributions and net operating income for FY2027, bolstered by a strong development pipeline and strategic capital raises, including a pioneering ₹3,400 crore issuance of 10-year non-convertible debentures (NCDs).
