The Casagrand Irene Owners Welfare Association (CGIOWA) in Manapakkam, Chennai, has adopted Key Performance Indicators (KPIs) to evaluate the performance of its management committee members. This innovative approach aims to enhance accountability and ensure that committee members are meeting their self-imposed goals. The community, which spans 5.6 acres and consists of 295 dwelling units, has seen significant advancements in sustainability practices, particularly in solar energy and waste management. A notable achievement includes the installation of a 300 KWp rooftop solar project that powers all common areas, with an investment of ₹1.4 crore (approximately $168,000 USD). The project is projected to yield substantial returns, with an annual electricity bill reduction of ₹60 lakh (around $72,000 USD). Additionally, the community has implemented effective waste management strategies, reducing plastic waste to zero and aiming for a zero-waste status. The management committee operates with diverse roles, ensuring comprehensive oversight of various community aspects, including water conservation and revenue management. With aspirations to achieve ISO and LEED certifications, CGIOWA is positioning itself as a leader in sustainable living within Chennai.
