In the first quarter of 2026, Indiaβs commercial real estate market saw significant activity, with large office space transactions (1 lakh sq ft and above) accounting for 65% of total leasing across eight major cities, totaling 19.5 million sq ft. Bengaluru emerged as the leading market, with 7 million sq ft leased in large transactions, representing 77% of its total office leasing volume of 9.2 million sq ft. Hyderabad followed with 4.4 million sq ft, marking a 69% year-on-year increase, while Mumbai recorded 2.9 million sq ft, an 81% rise from the previous year. The National Capital Region and Pune also contributed significantly with 4 million sq ft and 3.1 million sq ft, respectively. The mid-sized office segment saw a 27% increase, reaching 5.2 million sq ft, while smaller office spaces below 50,000 sq ft recorded a modest 4% increase to 5.2 million sq ft.
