In Zirakpur, Punjab, India, two FIRs have been lodged against the promoters of Sushma Group, including Bindupal Mittal, Bharat Mittal, and Prateek Mittal, over allegations of cheating and criminal breach of trust. The first complaint was filed by Major General Rajan Kochhar, who claimed he and his wife paid ₹98.25 lakh (approximately $118,000 USD) for a 3BHK flat in the Sushma Belleza project, expected to be delivered by August 11, 2024. However, construction has stalled, and the couple has not received possession or a refund despite multiple follow-ups. An earlier complaint was withdrawn after an alleged promise of a refund was not honored. In the second case, Satinder Pal Singh and Amrit Kaur accused the company of failing to deliver on two commercial projects, Sushma Empiria and Sushma Pristine, for which they had made full payments. They were promised monthly returns of ₹98,500 and ₹43,200 but reported that these payments ceased after two years, and the projects remain stalled. Both cases have been registered under sections 420 (cheating), 406 (criminal breach of trust), and 120B (criminal conspiracy) of the Indian Penal Code, with police now investigating the allegations and financial transactions.
