Manipal Health Enterprises, supported by Temasek and TPG, has secured a long-term lease for a 2.45 lakh sq ft multi-speciality hospital building in Yelahanka, Bengaluru. The lease spans nearly 30 years, with a total estimated rental outgo of approximately ₹816.12 crore. The property features three basement levels, a ground floor, and 10 upper floors. The initial monthly rent is set at ₹1.27 crore, or ₹52 per sq ft, with scheduled rent escalations of 10% in the sixth year and 15% every three years thereafter. This acquisition follows Manipal's recent purchase of a hospital in Andheri, Mumbai, for ₹495 crore, marking a significant expansion in its healthcare network. With this new addition, Manipal Hospitals operates 37 facilities across 19 cities, catering to over 7 million patients each year. The transaction reflects a growing trend among healthcare operators to secure long-term leases for institutional-grade assets in urban markets, ensuring operational stability and sustained rental income.
