Manipal Health Enterprises Limited, backed by Temasek and TPG, has completed the acquisition of Khubchandani Hospital located in Andheri, Mumbai, for ₹495 crore. This transaction is one of the largest healthcare real estate deals in India this year. Registered on May 6, 2026, the deal includes a 20,663.80 square metre hospital structure and a land parcel of 752.77 square metres. The total transaction value reflects the significant worth of the hospital structure, with the service floor and floors four to eight valued at ₹453 crore, while the ninth floor was appraised at ₹34 crore. The additional land parcel was valued at ₹8 crore, indicating a land rate of approximately ₹1.11 lakh per square metre. This acquisition allows Manipal Health to fully own the land, the hospital building, and all future redevelopment potential associated with the property, marking a strategic expansion in their healthcare portfolio.
