In the January-March quarter of 2023, India's real estate sector saw a remarkable influx of $5.1 billion in institutional capital, marking a 72% increase compared to the same period last year, according to data from CBRE South Asia. This surge is attributed largely to domestic investors, who made up about 96% of the total inflows. Developers led the capital deployment, accounting for 42%, while Real Estate Investment Trusts (REITs) followed closely with a 40% share, crossing $2 billion in investments. Anshuman Magazine, chairman and CEO of CBRE for India and surrounding regions, highlighted the resilience of India's economic framework in attracting substantial capital even amid global uncertainties. The evolving composition of capital flows suggests that domestic investors are increasingly engaging in land and income-yielding assets, which enhances execution visibility for developers and reduces reliance on traditional funding methods. Mayur R Shah, Vice Chairman of Marathon Nextgen Realty, noted that this trend fosters a predictable, partnership-driven investment environment that supports disciplined expansion and quicker project completion.
